The renovation of 9/9A Chattanooga Street is a showcase of “green” real estate development.  We carefully renovated and restored this pre-1900, two-unit, 5,200 square foot San Francisco Victorian in an ecologically sensitive manner.  In the front of the house, the redesign focused on integrating the new work with the Victorian character of the building.  However, in the rear rooms, a more modern approach was taken--removing walls to create large, open, light-filled spaces, and in the upstairs unit, raising the ceiling to 20 feet.

From an ecological point of view, the remodel maximizes the reuse of the building’s existing components and minimizes material removal.  For example, the old brick chimneys—taken out as earthquake hazards—were reused as garden patios, and fireplace surrounds and ceiling rosettes were retained and restored.  Windows, doors, trim, and interior wall sheathing were carefully removed during demolition and reused.

New materials were selected for durability, sustainability and less toxicity like stone, FCS certified wood, cellulose insulation and VOC free paint.
